Zoners OK Quail Ridge sidewalk fix

Plans to repair, repave, and relocate sidewalks at the Quail Ridge II condominium complex were approved unanimously by the Planning and Zoning Commission recently.

The application, which is a revision to a special permit, comes in conjunction with a wetlands application for bank stabilization at the Prospect Ridge Road property.

The applicant proposes to create retaining walls and perform other repairs for stabilization of the slope and existing earth bank between the lower road and the existing pool house, involving the relocation of approximately 200 feet of the existing sidewalk and the repaving of about another 200 feet of the existing roadway adjacent to the bank.

“There’s a faint cracking in the pavement that runs parallel to the roadway,” said Christopher Moomaw, the application’s architect.

“It’s indicative of an old road,” he added. “The whole right third of the sidewalk is tilted, which is further indication of the slow but definitive movement of the bank.

“We want to abate that movement with a retaining wall system.”

Commissioner John Katz moved to approve the application, but Chairman Rebecca Mucchetti wanted to hear more about the bank stabilization and how it might affect residents of Quail Ridge.

Mike Taylor, the project’s Middlebury-based engineer, said that two condo owners have been notified that the work will leave them without access to their driveway — temporarily.

“Units 71 and 72 won’t have their driveways to park in for the duration of the construction,” he told the commission. “They know that and we have established a safe area for them to park.

“We’re very mindful of public safety,” he added.

“It’s not as much obstruction as it looks,” Ms. Mucchetti said..
