Planners OK mixed-use building

The Planning and Zoning Commission approved a special permit application for a mixed-use building at 616 Main Street Tuesday night.

The building, which will have a first floor business and a single apartment unit on the second floor, is the second structure to receive approval under the town’s loosened zoning regulations for properties in the B1 commercial zone.

The first approval was at 40 Grove Street in February, after the zoners amended their regulations, permitting more residential units on the upper level of commercial buildings.

At Tuesday night’s public hearing, commissioners drew concern with parking.

The approval came with conditions that include “the need for the owner to provide a document showing cross-easements for parking and vehicular use of the paved area that crosses the contiguous property lines,” said Town Planner Betty Brosius.

Additionally, there was a condition that the proposed business use be reviewed by the Planning and Zoning Department to confirm compliance with the parking requirements, prior to occupancy of the commercial space.

Ms. Brosius said that the owner of 616 Main Street is the same owner as 4 Danbury Road — the adjoining property.

“It was acknowledged that parking is very limited, with the apartment requiring two spaces under the zoning regulations, and the approximately 325 square feet of business space limited to uses that need only two spaces,” Ms. Brosius said. “Medical offices, for instance, would not be permitted. General business office use would likely be appropriate.”
